Yes, Licensed Realtor since 2005 and obtaining a Brokers License in April 2025.

I have over 8 years of experience as a business owner and spent several years managing properties for a local developer prior to starting my own business. This extensive background has equipped me with a deep understanding of property management and a strong foundation in the industry.

As of March 2025, I currently manage a portfolio of 19 properties.

I screen potential tenants through a comprehensive process that includes utilizing a reputable background screening company. Additionally, I require a current, valid driver's license and copies of the last three months' pay stubs to verify income and ensure the applicant meets all necessary criteria.

I conduct property inspections twice a year, unless there is a specific reason that warrants more frequent inspections.

All maintenance requests are submitted through an online platform for efficiency and tracking. Maintenance is handled according to the terms outlined in each individual owner's agreement. Most owners are comfortable with pre-approved decisions up to a certain dollar amount or level of service. However, owners are always informed of any necessary maintenance or services, including the timeline for completion and associated costs.

The time it takes to rent your property depends on factors such as its condition, the rental price, and the local market conditions. However, we typically secure a tenant within 30 days once the property is market ready. In some cases, we even have a waiting list, which means we may be able to place a qualified tenant within just a few days.

As a licensed Realtor, we specialize in residential, single-family homes and condos, allowing us to stay closely attuned to the local market trends. To determine the optimal rent rate for your property, we utilize our in-house data, conduct a thorough evaluation of the neighborhood, and assess the condition of your property. This comprehensive approach enables us to set a competitive rental rate that attracts quality tenants within 30 days or less, along with a full deposit.
